Exterior Maintenance Requirements
 
Stairway Overview

The entry stairway has become worn and unsafe. In its current condition it makes the unit almost impossible to rent or sell. It also exposes the HOA to personal injury law suits should someone be injured from one of the numerous safety hazards from maintenance not performed.

The landing, treads, risers, and inside stringer need to be replaced. It appears that most of the other components could be reused if absolutely necessary. As the pictures show the landing 2x6s are worn, cracking and showing other signs of age and exposure. The treads are also showing the same effects of exposure and use with the addition of splintering and nails popping out. Exposed nails present a safety hazard. When the treads are replaced they need to be screwed down to prevent nail pop outs due to flexing of the stairs during use. Screws also make replacing individual treads easier. The risers, being lighter grade wood show greater effects of use and exposure with more signs of wood rot and splitting. The inside stringer being sandwiched between the stairs and building also shows extensive wood rot and other effects of age and exposure.
